Ignoring the market data will cost you money. The numbers tell a clear story about where homes are selling, how fast, and at what percentage of ask. Pricing against that data — instead of with it — leaves money on the table.

Hiring the agent who just agrees with you will cost you money. Some agents will tell you whatever you want to hear to win your listing. That feels good for about three weeks — until the showings dry up, the offers don’t come, and the price cuts start. An inflated list price doesn’t serve you. It serves the agent who didn’t want an uncomfortable conversation.

What to look for in an agent

You want an agent who is honest and data-driven — one who will show you the comps, walk you through the absorption rate, and tell you the truth even when it’s not what you hoped to hear. Pricing right the first time almost always nets you more than chasing the market down with reactive cuts.

The data is clear. Full asking price is not the standard in Jo Daviess County this year — 95% is closer to reality, and that’s with smart pricing from day one.
