When should I contact a Realtor if I’m thinking about buying a home?

As soon as you’ve made the decision that purchasing a property is something you want to pursue.

You do not need to wait until you are ready to make an offer. In fact, contacting a Realtor several months before you plan to buy can make the process much smoother.

Starting early helps eliminate those “I wish I would have known that” moments later.

This is also a good time to connect with a lender. Your Realtor can introduce you to trusted local lenders who understand the market and can help you determine your buying power.

Don’t evaluate the property based only on what the current owner earned.

When you purchase real estate that has been operating as a vacation rental, you are purchasing the property and its opportunity — you are not necessarily purchasing the seller’s business.

The previous owner’s rental history is useful information, but it should not automatically be treated as the property’s maximum earning potential.

Different management, marketing, photography, pricing strategies, amenities, occupancy strategies, and owner involvement can create very different results.
