Hi, I’m Danielle Cline, the Broker-Owner and Designated Managing Broker of DC Rise Real Estate. I created DC Rise Real Estate with a vision to help those around me elevate their lives—whether by finding their dream home, investing in their future, or building a thriving real estate career.

As a mom of four and a cancer survivor, I understand the value of perseverance and the importance of living life by design. I’m deeply passionate about helping clients move into their next chapter and guiding agents to achieve their fullest potential, both personally and professionally.

Short-term rental real estate is different. Licensing, restrictions, rental potential, operating costs, amenities, location and market demand can all impact whether a property makes sense as an investment — and those details matter whether you’re buying or selling.

What sets me apart is the depth of my hands-on experience in this space. As part owner of A&D Rise Getaways, alongside Ashley Hartzell, I stay closely connected to the short-term rental industry through a portfolio of approximately 50 managed properties. That experience gives me insight that goes far beyond simply running comparable sales and writing a contract.

For buyers, I can help you look at the bigger picture. We can evaluate licensing considerations, rental restrictions, location, amenities and potential income before you make the investment. I also subscribe to AirDNA, giving us additional market data to help you better understand potential rental performance and make a more informed decision.

For sellers, I understand how to identify and communicate the value of a short-term rental property. Rental history, licensing, furnishings, amenities, location and operational advantages can all matter to an investor buyer — and I know how to help tell that story.

Real Estate Through Life Transitions


When life changes, sometimes your real estate needs to change with it.

 

Some of the transactions that mean the most to me are the ones that come during a major life transition.

 

Sometimes I’m helping a widow or widower sell the home they built a life in.

Sometimes a family is closing the chapter on a vacation home that once fit their lifestyle but no longer does.

Other times, it may be a move, a family change, an estate, downsizing, or simply recognizing that it’s time for something different.

 

Whatever the transition looks like, I understand that the real estate piece may only be one small part of what you’re carrying.

 

That’s where I step in.

 

I show up ready to do the work, manage the details, solve problems and negotiate on your behalf — especially when you may not have much energy left to give the process yourself. My responsibility is to protect your interests, help you understand your options and make sure you feel well represented from beginning to end.

Complex & Unique Real Estate

 

When the obvious path isn’t working, I’m usually just getting started.

 

Not every property fits neatly into a box — and not every transaction follows the easy, predictable path. Those are often the ones I enjoy most.

Unique properties, complicated negotiations, unusual financing, investment real estate, off-market opportunities, properties that have struggled to sell, or transactions with more moving pieces than most — I’m comfortable digging in, asking the right questions and building a strategy around the situation in front of us.

I’m naturally a problem-solver. I don’t get easily discouraged when something becomes complicated. I look for options, bring in the right resources, communicate clearly and keep working toward the best possible outcome for my client.

That reputation has also led to a significant amount of Realtor-to-Realtor referral business. Agents from outside the area regularly trust me to take care of their clients when a transaction brings them into my market — and I’ve even had fellow real estate professionals choose to hire me to represent them in their own transactions.

 

That trust means a lot to me.

My clients don’t need to know how to solve every issue that comes up. That’s my job. I’m here to anticipate problems, negotiate strategically, find solutions and keep the transaction moving — while making sure you always understand what’s happening and why.
